June 2026 - Christchurch Rental Market Update

As we move into winter, the Christchurch rental market remains relatively stable compared to many other parts of the country. While tenant demand has softened from the peak summer leasing period, well-presented properties in desirable locations continue to attract good interest.


We are still seeing an oversupply of some property types, particularly newer two-bedroom townhouses, which is placing downward pressure on rents in certain areas. Landlords with these properties may benefit from ensuring their homes are competitively priced and well presented to stand out from the competition.


On a positive note, family homes and quality properties in established suburbs continue to perform well, with vacancy periods generally remaining low.


Interest rates have eased significantly over the past year, improving confidence among property investors. Combined with recent tenancy law changes and growing investor activity, we are seeing renewed interest in the residential investment market.

Pet Rules Continue to Evolve

The pet law changes introduced in December 2025 continue to be tested through the Tenancy Tribunal, providing greater clarity around what constitutes reasonable grounds for declining a tenant's request to keep a pet.


Recent Tribunal decisions have reinforced that landlords cannot rely on a general preference against pets. Instead, any decision to decline a pet request must be based on reasonable grounds relating to the specific property, the pet involved, or the potential impact on neighbours or the property itself.


The legislation does provide additional protections for landlords, including the ability to charge a pet bond of up to two weeks' rent and hold tenants responsible for pet-related damage beyond fair wear and tear.
