Winter at Rentworks

Winter is often the busiest time of year for property maintenance. Colder temperatures, heavy rain and shorter days can quickly expose issues that weren't apparent over the warmer months.


Throughout winter, our property managers pay close attention to moisture, heating, leaks and any maintenance issues that could affect both the property and tenant comfort during routine inspections and maintenance visits.


By identifying problems early, we can often prevent minor issues from becoming more costly repairs while helping ensure our tenants remain warm, comfortable and settled throughout the colder months.

Market Update

The Christchurch rental market has remained relatively steady as we move through winter. This is traditionally one of the quieter times of the year, with many tenants settled into tenancies that commenced during the busy summer leasing season.


We're now turning our attention to the spring rental season and the beginning of the student letting cycle for the 2027 academic year. Planning ahead ensures we're ready for the increase in tenant enquiry as the market becomes busier.


We also continue to see a significant number of new two-bedroom townhouses being completed across Christchurch, with no sign of construction slowing. This continued increase in rental stock reinforces the importance of presenting properties well, pricing them in line with current market conditions, and responding promptly to maintenance to remain competitive.


While the market is more balanced than it was a few years ago, we're continuing to see good demand for quality homes that are well maintained, realistically priced and professionally managed.
