The Reserve Bank’s recent decision to lower the Official Cash Rate (OCR) to 3% has created plenty of conversation among property owners and buyers. For Christchurch landlords and investors, it’s worth considering what this means for both the rental market and long-term property strategies.
Rentals Still Moving, But Taking Longer
Properties are renting, though the days of multiple applications within 24 hours are behind us. On average, it’s taking a little longer to secure a tenant, and presentation and pricing remain critical. Well-presented homes at the right rent level are still attracting strong interest.

With more listings on the market, tenants have greater choice. This means landlords need to ensure their properties stand out — clean, well-maintained, and priced appropriately. The difference in tenant demand often comes down to the finer details.
Market Confidence Remains Strong
Interestingly, despite a slower pace, the latest ASB Housing Confidence Survey shows that optimism hasn’t disappeared. One in three New Zealanders expect house prices to rise, and nearly a quarter believe it’s a good time to buy. Confidence is particularly strong here in Canterbury, where sentiment is leading the country.
This is an encouraging sign that while conditions have cooled, longer-term confidence in the housing market remains. For landlords, it reinforces the value of holding onto well-located investments and riding out shorter-term fluctuations.

With interest rates easing and market sentiment improving, now could be a time of opportunity. Buyers with patience and good strategy are likely to find value as more motivated sellers come to the table. Bargains are available, and investors who add to their portfolio now could benefit from both softer prices and the uplift as confidence continues to return.
