Getting your rental property ready for a tenant!

Starting a tenancy off smoothly is always top of mind! Its important that we ensure the property is compliant, clean and ready for its new occupants to make it home!


The below is an extensive list of items, our team is able to assist with any you are unsure of and we also have a great team of tradespeople to assist should it be required.


Essential

  • 3 sets of all keys / remotes (minimum) one for the office and two for the tenant

  • Any relevant manuals for appliances

  • Smoke alarm check and provide expiry dates

  • Copy of body corporate rules (if applicable)

  • Fully signed management authority with bank account details for rent payments

  • Copy of your insurance policy, clearly stating the excess on the policy

  • Ensure to redirect your mail if you have been living at the address

  • Cancel any utilities at the property if you have been living at the address (we suggest you set up a temporary power account between tenancies if applicable so lights etc can be used for open homes and to avoid any disconnection fees)

  • Go room by room and ensure there is no maintenance items or leaks, are all power sockets working? Door stops in place? Window latches secure?

Cleaning Items Interior

  • Wipe down walls and remove any dirty marks

  • Remove cobwebs throughout

  • Clean light fittings

  • Wipe down ceiling fans

  • Wipe down skirting boards, doors and door frames

  • Clean windows internally and externally, including tracks and runners

  • Clean all kitchen appliances (don’t forget the rangehood filters!)

  • Clean bathroom including glass and shower drain

  • Clean grout in wet areas of the property

  • Clean heat pump filters

  • Wipe out all cupboards

  • Vacuum flooring and mop floors

  • It is a great touch to have the carpets professionally cleaned also.

Exterior of the property

  • Ensure lawns are mowed and edges tidy

  • Tidy all gardens and remove any weeds and rubbish

  • Clear guttering

  • Sweep down concrete areas and paths

  • Ensure all rubbish bins are clean and empty
